Managers have vendors already. Getting in, and staying in, is the hard part.

Their plumber has been the same guy for years. I can't get in the door. The vendor packet is ready before they ask, so the first yes comes easy.
A manager asked for my COI and W-9. I found them three days later. One tap sends all of it.
Work orders come by text, email and voicemail. Something always slips. Now it's one link and one list.
Every job needs photos for the manager. I take them and forget to send.Snap them on site, tap done, and the report goes out.
We did good work all year and they switched vendors anyway.A quarterly summary shows them what you did.

Paraphrased from common trade-owner complaints. None of these are our clients.

What it does, step by step

From "send me your COI" to a manager who renews you.

Six pieces. We set up every one and keep it running. Your part is a few taps and the work itself.

Your packet goes out in one tap.

We put your insurance certificate, W-9, license, rate sheet and response times into one clean packet. When a manager or GC asks for it, you tap once and it lands in their inbox from your email. The response times are yours. We write down the promise you know you can keep.

We do: build the packet, keep it currentYou do: send us the files once, tap to send
    Try it

Send a work order like a manager would.

Fill in the form on the left, or just press send. The right side shows what happens on your end, from the request to the photo report.

    Who it's for.

Trades that already do repair and maintenance work, or want to, and can show up when a manager needs them.

    A good fit if

    • You do work rentals need often: plumbing, electrical, HVAC service, roofing repair, fencing and gates, handyman, welding repairs.
    • You carry general liability insurance and can get a certificate on request.
    • You can take a rush job most weeks without wrecking the schedule.
    • You already do work for a manager or two, or have one you'd like to win.

    Probably not yet if

    • You don't carry insurance yet. Managers won't add you without it.
    • You only take big project work and can't fit small calls in.
    • You're booked out for weeks. Managers need a time in days.

    Who it's built for.

    • Insurance certificate and W-9. Current ones. We remind you before they run out if you're on Commercial Accounts.
    • Your license number and rates. A rate sheet, or the numbers you give managers now.
    • A response promise you can keep. You pick it. We only write it down.
    • Any phone with a camera. Yours or your tech's.
    • The base underneath. This runs on top of Every Quote Chased, or comes inside Commercial Accounts.
    • About an hour with us. One setup call to set your rules and gather the files.

What one steady manager could be worth.

Put in how many managers send you work, how often, your average ticket and your margin. The math runs in gross profit, the part you keep after parts and labor.

    Try a sample example
    Count each management company once.
    From one manager, on average.
What a typical work order bills.
What's left after parts and labor on that ticket.
    Example gross profit a year

    $4,320

    • Work orders a year 36
    • Sales a year $10,800
    • Gross profit a month $360

    1 manager × 3 work orders × 12 months × $300 × 40% margin

How much work a manager sends is up to the manager. We can't promise any. This shows what an account is worth to you if you win one and keep it.

    What it won't do.

Better you hear it now than on month two.

    • It won't put you on a manager's list.Managers pick their vendors. This makes the first yes easier and the second work order more likely. Finding managers is still on you.
    • It doesn't dispatch your crew. You get a suggested time and you confirm it. If you run Jobber or Housecall Pro, we check at the audit whether jobs can flow in. If not, the work order comes to you with one tap to add it.
    • Big managers may keep their own portal. Some make vendors use their system. Then you still log jobs there, and the photo report and quarterly summary go to them as extras.
    • Someone has to take the photos. The report is only as good as the two photos from the job. Forget them and the report goes out with notes only.
    • It doesn't price jobs.Nothing here quotes a manager a number. Jobs that may run past their limit get flagged so you call first.
    • We don't check your insurance. We send the certificate you give us. Keeping coverage current is yours.

    The terms, in plain words.

    • 3 months, then month to month. No auto-renew term. After the first three months, cancel by text and it runs to the end of the month you've paid for, then stops.
    • You own your contacts and your number. If you leave: a contacts file, and your number ported to you, all written into the agreement.
    • Live about a week after text approval.Phone carriers approve business texting first, and they set that timing. Once they do, we're usually live about a week later.
    • Starts at the from-price on the card.Your exact number comes from the free audit. You'll know the setup fee and the monthly before anything starts.

    Fair questions.

Do managers have to download anything?

No. They get a link and an email address. The form works on a phone or a desk computer and needs no account.

    Will it text my tenants?

No. Tenants never signed up for texts from you, so access goes through the manager. Managers get texts only if they tick the box on the form. Otherwise it's email.

Is there an AI talking to managers?

No. This one is forms, templates and your taps. Every message reads like you wrote it because we write it with you during setup.

    Who decides the time slot?

You do. We set rules with you for emergencies, next-day and routine work, and the system suggests a slot. Nothing goes to the manager until you confirm.

What if I already use Jobber or Housecall Pro?

We check at the free audit. If work orders can flow into it cleanly, we set that up. If not, each one comes to you as a text with one tap to add it.

    What does it cost?

It's quoted because I put together the best setup for each business, based on its size and what it actually needs. I price it from your numbers after the free audit. It needs Every Quote Chased underneath, or it comes as part of Commercial Accounts.
